The payment flow
STEP 1
Tenant pays in the portal
The tenant sees the rent amount, any authorized service fee and the processing cost before confirming.
STEP 2
A licensed processor handles the money
Card and bank details go directly to a PCI-compliant payment processor. PropertyManagementOS never touches raw card data.
STEP 3
Funds settle to the owner
Payment fees are shown to the payer before a payment is confirmed, and the rent principal is recorded separately from any fee. Settlement follows the canonical billing engine.
STEP 4
PropertyManagementOS records the result
The payment, the fee breakdown and the settlement are written to the ledger and shown on the lease.
Bank payments (ACH) for rent
Rent is a large, recurring, predictable amount. Bank payments are presented at 0.8% with a $5 cap, so the cost stops growing with the rent — which is why PropertyManagementOS presents ACH as the default way to pay.

Cards when the tenant wants them
Card payments are presented at 2.9% + $0.30, which is significant on a rent payment. PropertyManagementOS keeps cards available and shows the tenant exactly what the card route costs before they confirm; the processor's settled fee governs the final accounting.
